I just moved from San Diego to Chandler and I'm

hunting for my next buy-and-hold property to

first, live in and then rent out in the future.

I hear that Scottsdale is the la Jolla of Phoenix so

I'm thinking that's ranked 1? I also love Gilbert,

queens creek, and chandler

What are your favorite areas and how would you rank them?

Hi bigger pockets. I have a rental in san diego area I'm tring to rent out with a property manager company named

Realty Management Group. And the agent name is Donna. I'm having a hard time getting ahold of her and the house has been on the market for 2 months now. I've never had to wait this long to get a house rented out.

What would you guys do in this situation?

Does anybody have any great property manager recommendations for the el cajon, la mesa area of San diego California?

@Eliott Elias subject 2 is a strategy I need to learn. Any advise on where I can find out the steps of getting it accomplished?

@Maranda Tucker I had $9,000 in the bank in 2003. I put down 3% on a 100k house and paid half closing cost. Rented out rooms to cousins. Paid it off in 5 years. I probably made 40k a year in construction as an apprentice. I have 5 houses now. A loan on one and I bearly clear 100k in construction but my rentals will bring in an additional 11k a month.

@Michael Mackney hang in there. Give it a few years to come up with a decision like selling. We all think of giving up when repairs have to be made.

@Eduardo Esquivel I'm showing my rental to one of these organizations today (asip). Seems like they are willing to pay all but $50 or $75 if they are working. Is it true there isn't a cap on what the government will pay monthly? (Unlike section 8)? I want to learn more, because I'm about to rent to them?

@Michael Clark I currently live in San diego and auctions are very competitive. I'm seeing properties go for about 20k under zestimate on 1.1 million houses. I'm sure it's not like that in other cities but good luck

@Nathan G. Your absolutely right. Inspectors can be a pain in the ***. Best thing to do is ask them exactly what they want and do it while they are there so they can sign it off. I've also gotten his cell number to send him pictures when it's done. They love when you can save them a trip back to the property.

@Eric Stalter try raising rents to where you want them when the leases are done. They will probably move on there own. If not. Then you'll be getting the rents you want and you won't have to drop any money upgrading the property.
