Does anyone have or know where I can find Article of Organization & Operating Agreement for a Property Management LLC in California? Thanks!

Today’s Date

Dear TENANT,

We hope that you and your family are safe and well in this difficult time.

We wanted to provide a clarification on rent: Your rent is still due on the 1st of each month.

Although we still have expenses related to the property that we must cover, we are making the following updates for the next three months to assist with the hardship many of you may be facing:

  • Rent will be considered on-time if paid by the 10th or sooner
  • You may deduct $150 from your rent if you pay it on time
  • We will accept credit card payments for rent (contact me for information)

If you think that you will be unable to pay the full amount by the 10th or sooner due to your employment being affected by the pandemic, you must let us know as soon as possible by calling or texting MANAGEMENT at (XXX)XXX-XXXX. This is so that we can come up with a payment plan and provide access to resources to assist you as quickly as possible.

Although it is not yet law in Ventura, we will not evict you for nonpayment of rent through the end of May. However, this does not relieve you from the obligation to pay rent, or restrict our ability to recover rent that is due after May. I strongly recommend you make on time payments if you are able to in order to avoid a large payment later.

One more item: Please only flush toilet paper down the toilet. If you flush wipes, paper towels or anything else, it is very likely that the toilet will clog and a plumber will not be available to fix the problem.

Hi there Salvatore - I work for Patch of Land.... we don't require tax returns or a W-2.  We do however run a credit report on the guarantor(s).

Hi everyone,

I have two ~10 unit apartment buildings in Ventura, California.  Both have 5-year fixed commercial loans with Chase that are a few years old at just under 4% that are almost 4 years in.  I'm sure I am missing something, but I've been surprised that there doesn't seem to be many resources to understand what financing options are best or available for either rate-and-term or cash-out refinancing.  Any suggestions on resources or lenders would be appreciated!
