I am in the process of firing my current property manager in Charlotte, NC and am in need of a new one with experience managing single family homes. Anyone have one they can vouch for?

Congratulations on making the decision to entire the great world of real estate!

My two cents:

Step 1 - Pick a market. Easiest would be the area you live in since you would already know the town. Best neighborhoods, worst neighborhoods, etc.

Step 2 - Network, network, network! Easiest is to find some meet-ups and attend. Listen to those with experience plus start building your team as real estate meetups are usually attended by investors, contractors, brokers, etc.

Suggest you do some research (Biggerpockets is a great resource) to identify virtual meetups in your target market or some other mechanism to network with investors in the area. They would be an invaluable resource in recommending contractors, brokers, banks, etc. in your target market.

I am a wholesaler and have heard horror stories from some investors. On the surface wholesaling is easy to get into and can come across as a quick way to raise cash. Because of that the market is overflowing with wholesalers, many of which are solely focused on making a quick buck versus establishing relationships with investors and truly helping sellers who are in a tough spot. Unfortunately, many have no ethics, aren't true to their word, and are not willing to do some additional legwork beyond putting properties on contract for whatever price.

you financing or paying cash? if paying cash it is easy to find properties that cash flow for $750+.

If there aren't any in Aiken you may want to check across the border in Augusta. Plenty there.

If you are local then definitely take some time driving the neighborhoods and networking with agents/ brokers in the area. You can also obtain information about the town online thru various sites including cit-data.com.

You will get the final documents at closing. If you are the seller, and don't have any liens, you may only have to sign a document or two. It depends on your state. If you have a mortgage it may be a few more. If you are buying the property cash (no loan) then there is only a couple documents. If you are getting a loan then there will be more documents.

Tough situation.

In regards to A: You can continue to try and buy her out. You can offer things like paying for the move, paying the security deposit and 2 months rent at new place, etc. Tie the money to something tangible versus simply offering cash.

B is more tough. You may want to try offering cash to buy out his share of the property. If you own his share then you would have more leverage to get him and his girlfriend out.
