Marketing Campaign— How often should I send to a specific list?

Hey! We’re looking to establish a solid marketing plan and one aspect of our approach is direct mail. Looking to gain advice on establishing criteria appropriate to find fix and flip opportunities as well as the frequency we should be sending our mailers? Also, should we be hitting the same list multiple times? Any help is greatly appreciated.

@Rene Jaime The secret isn't in the list, that's often sold by BS gurus trying to get you to buy a course or join their "mastermind" groups, so don't get too hung up on that. Since you're looking for fix-and-flip opportunities, I would add to your search criteria length of ownership and age of the home. In my area, homes built in the 50's-70's with length of ownership 15-20+ years is a great target for flips. 

 Successful mail campaigns include consistency, repetition, and having a mail piece that makes the seller confident in you as an investor. If you accompany the piece with directing them to your website (that is properly done), you'll have a lot more chance of success than others. I can't stress enough though, you have to stay consistent if you want predictable and consistent results. We personally try and hit our lists at least four times a year but ideally six.
