@Braden C. @Joshua Messinger we are looking for a consistent flow. The MLS is tough and margins are slim so we are moving in this direction. The LA market in general is so saturated as well so wanted to get some good feedback before we decide on the frequency. Even in our criteria search, i feel we need to narrow down a bit more as there are potentially thousands of mailings that could be a waste of time. Thank you both for the feedback.

@Braden C. This is great feedback and I think you answered my question in terms of frequency from Ku other post. Appreciate that. Is there a specific platform you use to obtain your leads? We are considering a subscription to Property Radar? Mind sharing what you use?

@Braden C. Do you have a frequency that would be ideal? Once a month mailings for 6 months? Every two months?

@Julio Garcia Thank you. I’m’’ sure we will add a couple addresses and do so. Have you had more success with handwritten letters or postcards? Just curious.

Hey! We’re looking to establish a solid marketing plan and one aspect of our approach is direct mail. Looking to gain advice on establishing criteria appropriate to find fix and flip opportunities as well as the frequency we should be sending our mailers? Also, should we be hitting the same list multiple times? Any help is greatly appreciated.

Hi, I am a fix and flip investor in Los Ángeles. We are still active and looking for potential deals. We have previously acquired our flips through the MLS or through wholesalers. However, we are looking to acquire more properties and are looking to start a marketing campaign to generate leads. We've not done something like this before and looking to get advice on how best to establish a good system and what type of marketing others are seeing the most success in.

Any advice and help is greatly appreciated.
