Multiple Websites or All-In-ONE?

I am looking over some templates for my websites and I found an all-in-one option. It would allow me to run my motivated seller program and build a list of end buyers. I also can solicit lenders. My question is this:

Should I make the all in one site and link the domains & ads to their specific pages? Or...

Should I build a distressed seller site, a turnkey operation site, and a lender/investor site?

 One site that includes everything your company does is how you would want to go about building a brand. If you are looking to build up multiple targeted mailing lists for individual products / services you'll want to create multiple landing pages to collect that data. Also referred to as squeeze pages.
