 Great question! With this list I'm targeting tired landlords that want to move on and dont want to deal with the property anymore. They might have some bad tenants and/or the property needs repair that the homeowner can't/doesn't want to deal with or can't afford at the time.  Hey, thanks for the detailed answer, but consider my question again.

I know WHO you are targeting with an absentee list, I wanted to know WHY are you targeting these people. Or better put, why did you decide that these people are a good target.

I am asking because .. and although I can't talk for others, I NEVER made a deal with an absentee owner. 10 out of 10.. which is equal to 1 out of 1.. nd in fact , 100 out of 100 sounds more dramatic so let's go for that.

100000 out of 100000 people, I do deals with are simply people that want to sell their house .. to  move elsewhere, and don't want to deal with an agent.

And believe me.. I get MANNNNNNY leads. So it is my personal opinion from personal experience, there are MUCH better leads to target other than absentee owner.

Be careful just following others because they say it i the right thing to do.

Consider this alternate logic.

They have more than 1 house. How desperate are they really? Someone  with just one house that needs to sell fast, has NO other way out if they cant list, don't want to list or decide not to list.

Someone with 2 houses, has options

I'm absolutely certain that my respond rate will be very VERY low if I get any. What I am currently doing is adding this direct mail marketing strategy to what I'm currently doing. 

 I've been driving for dollars for a few months and that has taken me all the way to a face to face appointment at a property. She really needed to sell, but she owed waaaaay too much on the property and the meth head tenants she had destroyed the house and ended up burning it down 2 weeks after the meet up. Need less to say, it wasn't a good deal. 

 I'm currently putting alot of focus on marketing and setting myself up so that I DO find those quality leads. I have alot of work to do and just trying to set up some systems I would stay consistent with. 

 Marketing is key, so I'm in the process of creating a sqeeze page and begin SEO, maybe some blogs in order to legitimize myself and bring in more leads.

I am currently looking for ways to send out direct mail to a specific type of lead. Once i get a list of targeted property owners names, physical and site addresses etc... what would be a good service to use  where I can upload my list and have all my postcard sent out with a schedule for recurring mail? Any advice would be great. Thanks

It doesn't matter what state the LLC is set up in. If you're doing cross border transactions you'll simply have to register with the state department as a foreign entity doing business. You'll still be subject to business taxes in the state where you are actively doing work, and potentially in your business's home state as well. More importantly though would be the fact that you'll want to have two LLC's set up. One for doing buy and hold and one for flips. This has nothing to do with the states in which you're operating but rather has to do with the way that income is handled by the IRS and therefore how it impacts your taxes.

With regards to your question about HML's only lending to LLC's that has to do with federal and state mortgage protections laws. Those laws only apply to consumers...aka people...not corporations. There are regulations that would make it very difficult for an HML to lend to an individual rather than a corporation. So rather than dealing with all the bureaucratic mess of lending to an individual they just limit it to corporations.

There was this really interesting video about having an LLC in WY as well as the state you're doing business from and having the WY one own the other LLC due to added protection... any thoughts on this?

My first reaction is just  Why?

I guess once you reach a certain size taking on a greater degree of legal complexity to protect your assets and maintain tax advantage status is a thing...but to the average person starting out...our odds of ever being that big for it to matter are one in a few thousand.
