What kind of properties do you look for when investing, in Augusta Ga or surrounding area?

    Depends on what type of investing. 

    Generally, for rentals: 3 bed 2 bath 1,000 sq ft to 3,000 sq ft not on a main road, close to good schools, somewhere you would feel comfortable walking at night alone.

    Hello Lisa,

    I thought that I received an email whenever Augusta GA was mentioned in the forums. I may need to check my email preferences.

    My wife and I are looking for small multifamily properties. We are primarily focused on the hill area. Around Augusta University is our main area. Close to the school and hospitals. We own 2 SFR's, one on Stovall and one on Kissingbower. We also own a Duplex on McDowell. We love this area for rentals.

    @Winn Merwin Hi Winn, I’m also looking into this area. Do you have any insight as to the safety/crime rates in the area? I’m an out of state investor, and at first sight, it looks like the crime stats are a bit alarming.

    I use trulia's crime map to get a decent idea, but Augusta can be block to block in places. A good property manager can give you a better idea of what you are looking at. We have moved away from the area and are now 2 hours away. We try to drive our streets monthly to keep an idea of how the area is changing. I knew every road in a 5 mile radius 2 years ago but could not be sure now that I don't drive the streets weekly.

    That being said, we have not had any issues related to crime in the 2 years that we have owned our properties.
