Hello again BP community, It's Josh Cunningham, wholesaler/investor in the Columbus OH market with another SCN question. First, a little backstory on the situation. I've been cold calling an absentee list and I ran into a seller who inherited a plot of land but doesn't want pay to hold it. He is not under contract and being a SCN I'm not sure how to valuate land to determine a reasonable offer. What approach would a seasoned investor take to valuate a plot of land? Are there any credible resources for valuation? What roles do easements, drain lines, utilities and soil samples play in determining the value? Any insight is much appreciated and I'm really leaning on your experience BP. Thanks Josh Cunningham "Buckeye Nation"

Thanks for the input Aaron, I'm going to start searching for a "wholesaler friendly" agent to partner with. 

And, as far as literature, do you have any suggestions for books that have helped you?

Also, as an SCN how will I know the comps are legit and accurate?

Thanks for the input guys!  What I get from both of you is that the accuracy of the numbers is whats most important. 

I've been pulling my $/sqft and ARV from and average of the online "Big Three", are they consistently accurate enough to rely on? If not, where can I get legit comps as a non-agent investor?

Hi everyone, My name is Josh and I'm a "Stone Cold Newbie". The strategy that interests me most is wholesaling for the obvious reasons but long term BRRR... I live and focus my efforts in The Columbus OH market.

My SCN question is:

When preparing a packet for buyers, what info is most important to include?  What kind of stuff, that most SCNs add, isn't necessary? 

All insight is welcome and much appreciated.
