Direct Mailing Questions
Hello BP!
I have begun looking into direct mailing strategies as a way to increase the opportunities to make deals in our area and I have a few questions. Is it worth sending out direct mail if you aren't able to pay cash? Where do I find information about the owner (i.e. email, phone number)? Are there websites other than the country tax assessor site I could be using? If they are an absentee owner don't I need their other address?

Sellers are getting a ton of direct mail, all of it claiming to pay cash. Mostly from wholesalers, but also from some legit cash buyers. If you're not offering cash I don't think you'd be able to compete. They're going to be getting more and more mail as the REOs and short sales continue to dry up, and people have to start paying for leads again.
If you mail to absentee owners their mailing address should be on the county website.
