Hello BP!

I have begun looking into direct mailing strategies as a way to increase the opportunities to make deals in our area and I have a few questions. Is it worth sending out direct mail if you aren't able to pay cash? Where do I find information about the owner (i.e. email, phone number)? Are there websites other than the country tax assessor site I could be using? If they are an absentee owner don't I need their other address?

Hey Karol!

Welcome to the area! I have yet to purchase my first property but I am familiar with Hamtramck and Detroit areas. I believe both areas have great potential! Something I have heard over and over is to get a security system installed ASAP. It also may be wise to install appliances and the water heater after the sale or lease is final. Those have a tendency to walk away. 

I too am looking for reliable contractors in the area so I will send any I find your way!

Hello BP!

I am looking for a real estate attorney in my area and wanted to know what I should be looking for in a good attorney. What questions should I be asking them? Do they have to be local or can they be remote as long as they are familiar with my area? What can I expect to pay hourly?

@Ben Parr Glad to hear you have some good tenants! That is a good point...I wonder if long term the area will see an upturn due to the higher class neighborhoods around it (East Indian Village and the Pointes). It is also near the freeway and the hospital.

That's unfortunate about the water tank...
