You have already gotten some great responses but one thing that hasn't been asked is since you got your license and I assume want to work in real estate in CA, why would you not start networking there and scouring the MLS for good leads? I know the prices are crazy but it's also nice to have your properties nearby. Just a thought.

Here is the problem with the never ending debate on DIY vs TK: it’s all in the numbers not how it was purchased.  You can make either work or fail as an investment.

Personally, I would think doing a remodel from a distance would be hard. So maybe also consider a hybrid: buy on MLS freshen up paint and floors and find a PM company.

So many options.

All the cities you listed are good choices.  If you want more in on Memphis, let me know!

Hi ya'll. My husband (@Sam Wilson) and I will be traveling from Vancouver to Calgary via Banff (and a few other places along the way) from May 1-12
