I am looking to build, & then “condoize” duplexes by a lake in San Antonio, TX.

What are the steps I need to take to do so, legally?

How hard is it to find good deals on triplexes & 4-plexes in San Antonio's Downtown, Eastside area? What does a typical BRRRR deal look like in that area as it pertains to Triplexes or 4-plexes?

Does anyone do any BRRRR investing in Downtown Eastside of San Antonio? How has the experience been for you, if you have? What's your ultimate strategy?

Does anyone have experience in BRRRR in Downtown Eastside San Antonio, aka "The Revitalization Area"?

If so, what has your experiences been like so far? Did you build the portfolio that you wanted? What was the hardest thing about building your portfolio?

Zach, does this house need any rehab work? Looks pretty clean as is.

Had a similar issue. Here's what you do...as long as there's nothing going on that would further weigh her credit down, to improve her credit all you have to do is add her as a signer to 2-3 (preferably 3) of the credit cards you use regularly. Now, you DO NOT have to give her access to any of your credit cards. Just add her as a signer. If you do this her credit score will be where yours is in 3 to 6 months without negatively effecting yours at all. Don't take my word for it. Ask a representative from one of the big 3 credit reporting agencies. Knowledge is $$$.

There are several incredible deals in the Southern San Antonio/Corpus Christi/South Texas area (the eagle ford oil shale corridor) that very few investors have any knowledge of. For example, I have 2 properties currently under contract, & I barely missed another deal because I didn't have a great enough equity position to complete the deal.

The 3 deals I've come across in just the last 4 weeks look(ed) like this...

Falfurrias, TX

These are just a few deals that can be found in this area. I believe there will be HUNDREDS more if acted upon quickly. The oil industry is beginning it's up-turn in it's cycle, but right now the economy is still feeling the negative effects of the down curve of the cycle. The owner's of homes in this area have no idea that the economy is about bounce back pretty rapidly. Now is the perfect time to make great deals.
