Direct Mail Marketing help for Wholesaling Campaign
I'm an aspiring Wholesalers/ Transaction Coordinator in the Detroit Market. I would like to start a direct mail campaign targeting distressed homeowners (Divorce, Separation, Avoiding Foreclosure, Death) in the market to sell, so that I can create a pipeline of motivated sellers willing to talk (sellers calling me for help). I understand the concept but the problem is, I'm not a pro marketer. I've never created and postcard or mailing letter with the intention to offer my services before. I fear investing money into a process that has zero success to the point where not a single client is produced. I've done that enough in the past on other ventures.
With that being said, fellow wholesalers please help!!! Can someone provide me insight on how to approach and assure the success a marketing campaign. Actual marketing content that has been tested and successful in the real-world of direct mail marketing would also be highly appreciated.

Since you were looking into direct mail, here what I would reccomend
Purchase a list of specific owners you are targeting on listsource. I think mine was target location, 40% greater equity, absentee owner, owned property over 7 years, and assessed value between 125k and 250k..
With this list you I am following
1. small text postcard
2. yellow letter
3. lg text postcard
4. typed letter
5. greeting card
6. zip letter
You could also do all of the mailings in house if you'd like-
I found this somewhere on BP but I can remember exactly where (would love to give credit) ... mail the list every 4 weeks for 6 months which would be 6 times around. If I set a monthly budget, or a campaign budget, this should be successful. Take it one step at a time but the key to DM is the exposure so at least 6 times would be best.. First outline the plan then execute
