I'm looking to wholesale an investment property. The seller has a property that he wants to sell and make at least 20K. He has tenants that has lived in the property for 3 1/2 years paying him $750/ month. He also has $1200 in back taxes from 2014 (the plan on having him pay those himself). How do I analyze this potential deal seeing that he already has tenants. Repairs shouldn't play a major part as long as nothing major needs work because there already people living there. Can someone give me some insight?

I am considering starting a bandit sign campaign in Detroit. I see them everywhere so I figure I'll give it a try. Has anyone in the local Detroit area been fines for using bandit signs or For Sale By Owner signs in the front front yard of a property that is under contractor?

Hello Jeremy. My name is Jarrell and I'm a wholesaler in the local Detroit area. I current have to properties that I am currently marketing with that intentions of selling to a buyer/ investor. I would like to build a relationship and maybe we can learn and conduct some business in the future.

Thank you to everyone who has responded. It's very helpful for me to get different perspectives so that I can see how I want to approach this marketing issue I have. @Justin Silverio who can I contact for that type of help. Like I said before marketing isn't thing. I would much rather get so assistance from someone or from a company with a proven track record. I understand that before I do any marketing I should decide on what demographic I want to market to but think that part is going to be easy.  

I'm an aspiring Wholesalers/ Transaction Coordinator in the Detroit Market. I would like to start a direct mail campaign targeting distressed homeowners (Divorce, Separation, Avoiding Foreclosure, Death) in the market to sell, so that I can create a pipeline of motivated sellers willing to talk (sellers calling me for help). I understand the concept but the problem is, I'm not a pro marketer. I've never created and postcard or mailing letter with the intention to offer my services before. I fear investing money into a process that has zero success to the point where not a single client is produced. I've done that enough in the past on other ventures.

With that being said, fellow wholesalers please help!!! Can someone provide me insight on how to approach and assure the success a marketing campaign. Actual marketing content that has been tested and successful in the real-world of direct mail marketing would also be highly appreciated.
