Direct Mailing? Any Progress?

I am wondering from you investors, experienced or not.. Direct Mail Marketing. has it worked for you? I mean, To promote your business, tell people your services you offer, stuff like that. Do you get anything back from anyone? I tried it once, got one person out of around 300 letters. I even receive some no and then, and if others are like me, and I know a lot are, they either toss them aside to "maybe" read later or throw them for recycling. Generally I just look at the TO WHO, usually it just says to Current Resident. Then I see the huge Pic on the envelope that says "DO YOU NEED A HOUSE?" "MAKE BIG BUCKS ON YOUR PROPERTY" " WE WILL BUY YOUR HOUSE FOR CASH" that sort stuff. Who profits from it, maybe not from cash but from A lead? :idea:

Lots of questions for me!

I'll get 5-10 calls a week and close about half of them. They are all interested in it, but only about 50% come through and gather up the documentation I need. Some decide to go with agents, some just give up, some don't like giving me their financial information, etc. Out of staters are by the hardest to get everything to sign. It takes anywhere from 1-4 weeks before I get all the paperwork I need to submit a package. I'm picking up two houses this week from mailings, with a potential third and fourth.

I use NOD's only right now but I'm working on getting some leads before NOD's are filed. I mail out within 24 hours of the NOD's being filed. I mail everyday for the cities I want. It turns out to be 50-80 per day. I only mail them once. I have tried repeat mailings but I don't see the responses pick up. Its my only source of leads right now. Bandit signs are next.

We have a local company that gathers up daily leads for Maricopa County only. I'm not sure how they do it, but I think they are somehow linked in with the recorders website. Or they have someone that collects them each day. Not really sure. They are similar to realtytrac.com but they are essentially real time leads. Realtytrac.com is 2-4 weeks behind the curve. Ask your local REIA if they have a company that does this or check with a title company.
