Sending letters only to pre-foreclosures in farm area

Good morning,

I am fine tuning my strategy for my first mailing campaign. I plan to use list providers to create my lists and one I am working on is homes that are in pre-foreclosure or foreclosure prior to auction. This list is only about 70 owners for my area and I am curious if I am being too specific? The strategy of the letters would be to get the owner in conversation prior to them going to the courthouse steps and hopefully making a mutually beneficial deal that can keep them from being foreclosed. 

I plan to widen my net and provide more saturation, but I thought a pre-foreclosure list like this would give me a good trial run before sending to the big list.

Any thoughts on my ideas would be appreciated.

Hi @Chris Brown congrats on starting your plan! i'm not sure if I'm the best for advice but I'll gladly give you me few cents due to my experience.

I have been involved with real estate for 3 years probable more but took action this year specifically May of this year. Since I have a very low paying job it took me almost 4-5 months to save for marketing the reason I bring this up is because I used Jerry Puckett. 

I signed up for the 6 months but had to cut it short half way though because of personal vehicle problems so I only marketed for 3 months, honestly I personally don't care!!! if you own a home I'm mailing to you, I just want my phone to ring either good or bad I mailed about 1,000 letters per month for the 3 months and so far have done 2 deals. I still have a lot to follow up on.

Most people get too much into detail that it completely paralyze them trying to do everything perfect, now that I see what wholesaling is about i'm just sending letters it might seem reckless to some but one of deals came from a home owner who didn't need to sell but passed my letter along. At the end of the day just mail in my opinion, but if I had a better job that allowed me to spend marketing money I would of never stopped!  

One more thing its a lot of WORK! again a lot of WORK! if it's something you don't enjoy i seriously recommend doing something else there's just so many moving factors to wholesaling that's left out and I had to find out the hard way!
