Unfortunately you WONT be able to buy a property with 10k. I'm from Newark and I had to invest out of state.

you have to decide what you truly want out of real estate because there's several strategies to pursue me personally I started with 3k and went to wholesaling and grew from there.

Wholesaling is a job on it's own and its definitely not for everyone because it's a job.

I used to spend weekends driving to clients house and you'll need to understand and know all real estate strategies because you'll end up leaving deals go away because you only understand one particular strategy. Everyone who owns a property have a different story and different experience and circumstance thus you must form a strategy to help solve their problems.

Again it's a job fun one if you enjoy but people WILL curse you out and leave hilarious messages you definitely need a thick skin for wholesaling in new jersey.

Hi Marlen I'm also in a similar situation I've been planning on using a FHA and grant money the city of Newark provide to purchase my first rental the issue is New Jersey is crazy expensive.

Hope all is well, one thing for sure a few years back I noticed not a lot of people from newark nj participate in this website.

I was also looking but decided to learn how to wholesale instead and had great success.

Now fast forward I'm still new but have cash, not sure if your running into the same problem but im having issues finding realtors, reliable ones anyways.

We should connect because im looking to use a FHA, 203K or just wholesale again or out of state investing because I know I'll be able to leverage my funds further.

One thing for sure the stock market and real estate makes no damn sense at the moment everything is high for no reason.

@Ibrahim Hughes thanks for the reply, I understand we might be in a seller's market, but isnt that what separate a good realtor from a bad one?

When I was wholesaling it was also a seller market but it still didnt stop me from finding deals for my investors, it just took about 6 months to find a deal. Unless your telling me the whole market is in so much fire that everyone is paying over asking.

And if so, your saying real estate is just like the stock market completely overvalued?

I know you've been around BP for a while so what can someone like myself do? I have cash and I'm starting to feel like I should just invest out of state or become a realtor since it seems like there always a bidding war for these properties
