I have a house in Atlanta that is 95% complete and I need to find lenders that can provide cash out refinance options. If there are any here or if anyone has any recommendations, please let me know. Thanks.

@Ahmad Fadhil, what do the other houses in the neighborhood, that have sold in the range you are looking to sell for, look like? That's where I would start, that's always your best indicator. 

My opinion, even painted white, you are not gong to change the "Country" look of those doors. Then if you were to reface and paint, you can change out completely with soft close hinges and doors and new style. As a caveat, I wholesale cabinets and get pretty good pricing on RTA cabinets. 

It all depends on the numbers though. If houses in the neighborhood are selling with those cabinets in the range you want, clean them up an/or paint them. Make sure you get somone who knows how to paint cabinets and with what. I.E, clean with a strong degreaser, scuff the surfaces lightly, and use a high quality paint like Sherwin Williams Emerald line.

Hi @Jeremy Olmen, If the buyer has requested it be professionally remediated, then you are kind of stuck, as far as that buyer goes. Like the others have said, get a few quotes. that small if an area should not break the bank to have professionally done. 

As far as the ducting, did they specify there was mold in the ducting? I have replaced some ducting and fogged a system that had water in it for a while, it was not that bad, but we had to remove some drywall to replace the ducting. I used to have a professional remediator in Atlanta, but he has since moved on to other things. 

I would have some pro's come out and provide his/her own inspection on the ducting and provide an all clear if possible and have them treat the spot. It is rare that the ducting would be affected given such a small space that the mold is on.

Hi @Joshua Top, I have never added a washer dryer. I have left some for the new owners if they are in good shape. I would not add the expense as most people already have a set. I may consider it if it were a starter home targeting people coming out of a renting situation. It may sweeten a deal, but I don't think it would be worth the return. 

I also use to include all appliances (Fridge, dishwasher, microwave, range), but I usually do not include a refrigerator any more. I have had people purchase the property with the fridge only to turn around and want to sell or return it for something else. 

My view, is that I use it a bargaining chip. If the buyer wants me to include one, I can get one cheap enough and I usually have that budgeted as part of my selling costs. They may want 5 things, and I can counter with "OK, if you really want a fridge to make the deal work, then I will purchase and install one, but I cannot do the other 5 things if I do that." 

Every market may be different, that is just how I have handled it and it seems to work well for me.

Post: Am I required to get a GC license as a rehabber?

Hi @Robert Freeborn, congratulations on the 1st flip. 

In Atlanta, if the work being completed would normally require permits (Structural, electrical, plumbing, HVAC) then the city/county would want you to have the work permitted. To pull a permit on a structure that you do not plan on living in for the 12 months after completion, or if the structure is owned by a corporation, LLC, etc, (not sure if they research this) then they would require you to have a licensed GC to pull the permits.

If you plan to live in it for at least 12 months after the work is completed and it is not owned by a corporation, LLC, etc, (Again, not sure how they research this) then you can sign a Homeowner affidavit and work as your own GC and hire out the respective licensed trades to complete the work to be inspected.

If the work does not need to be inspected (Flooring, cabinets, paint, tile, etc) then you would not need permits nor hire a GC or have GC license. 

As far as paying yourself, if you need the cash, then by all means you can pay yourself a "fair wage". I have done this, but now prefer to leave the money in the business because I can and because I don't have to pay taxes on the wage I pay myself.
