Congrats on your first close. It takes 4 - 6 "touches" over the same number of months. Very few people will be "ready" when you are. What you are trying to do is to get you name in front of them so that when the moment arrives and they are ready, they will call you. Don't get wrapped up in what you are sending them and mix it up, formal letter, hand written letter, post card, tri-fold whatever. And there are no right words.Everyone responds differently and there is no way you can tailor to people you have never met. Good Luck and let us know how you do.

It depends on your market. Low end: post cards, $cash$, fast. Middle market mixed: cards, handwritten letters, personal notes, quick closing. Upper market; formal 25lb stock letterhead focused on exactly how your offer will help them. You're in the solutions business and each market segment will have different triggers. Use a post card in an upper income market and you will see traditional junk mail market response rates. Try to determine the triggers in your area - if forclosures are taking a long time then you may have to touch 4-6 times before you hit the point where there is a sense of urgency.

Agree. I use it for what's for sale and sold. I do use it in map mode to get a sense of where foreclosure "hot spots" might be then focus mailings on those areas with the thought being that others might be in a pre-distress situation. Jury is still out on how good a tactic that is.

Lol... the Barns were before digital - so in a shoebox somewhere after 4+ moves. But will look and if they float to the top will scan and post. Have to say that on the first one the timber pile looked like hopeless firewood. And I'm far too old (and sensilbe) to walk the ridge anymore

Hi all

New here and in Metro Detroit. Yes, I know, terrible place, crime, murders, ... Not really that bad (Memphis is ugly too) and a great place for deals (if you know where to look). I have a long history in the industry in Architecture, Engineering, Building, and as a Rehab'er and Entrepreneur. I've moved houses, gutted and restored, rebuilt and restructured homes and even a couple of 110 year old barns. Successfully flipped homes from Michigan to Tennessee. I'm in the process of turning the "occasional" into a business.
