What is being rented?

I have been looking to expand my area of possible investments around KC (due to the market being so hot). I am curious if anyone has tools / tricks to determine if there are many rentals in certain neighborhoods and how to find what other landlords are charging for rent.

I use a combination of Zillow, Rentometer and consulting with our PM to determine proper rental rates for the area.
