Large multi-family (5+ units) buy & hold investment in Kansas City.

Purchase price: $5,470,000
Cash invested: $1,250,000

Touzi Capital & FTW Investments present the Historic Kansas City Portfolio, an investment offering comprising of 4 properties in North East Kansas City.
At below-market rents, this 101 unit portfolio is a value-add opportunity with significant upside.
Synergies, like close proximity, shared management between the 4 properties and local market familiarity make this offering a strategic addition to Touzi Capital & FTW Investments’ existing portfolio of 534 units in Kansas City, Missouri.

How did you find this deal and how did you negotiate it?

Negotiated a 7% price reduction on the purchase price of this portfolio. Based on our regional operators assessment of the properties, they were able to determine and agree upon a fair market value offer price. Although the portfolio will be purchased at $3.7M, the portfolio was recently appraised at $5.365M. This difference presents a significant opportunity for investors to capitalize on the exit.

How did you add value to the deal?

This investment offers significant upside using a value-add strategy. With current rents well below market, renovation, rehab and re-branding will increase property value and force appreciation.
