[Calc Review] Help me analyze this deal - Too good to be true?

Folks, 

I am looking for a rental property investment and came across this deal for a condo/townhome. I ran many different numbers but its hard to find a flaw. Although annualized total return doesn't look good for the first two years, monthly cash flow and cash on cash ROI looks great. I am sure I am overlooking many things so wanted to run it by you guys for a second pair of eyes. Any feedback would be highly appreciated.

Have you done your research on the HOA? Any special assessments coming? Numbers look good but I hate HOAs.
