Hey thank you for your response. So you had them go to mysmartmove.com and fill out a profile and they have to pay? As far as a lease i think month to month is good but where can i find a solid rental/ lease form? Should i go to a lawyer and have them tailor make me one?

I am about to purchase my first home and plan on taking on renters to help cover mortgage. What are the key this I should do as far as tenant screening, lease options and insurance. Any other tips would be greatly appreciated!

I have heard of these two loans so maybe I'll split up them accordingly. Thanks guys! Any other tips would be great!

I had a plan to save up 20% ($60, 000) for a down payment on a owner occupied $300,000 home. I have been networking with people in my area and I've got varying feed back. Some say that's a good plan and some say split it in half and get two! Live in one and rent out the other. I also hear on the podcast more often than not that people wished they had gone bigger on their first venture into REI. What are your thoughts BP??

I live in LA county (Palmdale/Lancaster area) and owner occupy my 3/2 single family home. I will be taking in one or two renters for the other rooms. Help me BP! What do I need to know besides having them sign a lease? Basic screening? Red flags?  Insurance? Special lease terms or lengths? Or anything you all can think of anything helps! Thanks!
