Newbie: [Calc Review] Help me analyze this deal

Tara Williams

Posted

This is my first time using the deal analysis calculator on a fix and flip and I'm not sure why my numbers are coming out weird. It saids that my purchase price is (-$121,346,000.00) when I entered purchase price at $175,000. I can't figure out what I did wrong. Any help would be appreciated.

You're not seeing the "forest".  Just do the math yourself, and don't rely on the calculator.  Calculate the maximum offer by reverse engineering:

Costs
Repair           $200,000
Closing                3,000
REA                    27,000
Carrying            18,000
TOTAL        = $248,000

Analysis

ARV $450,000 (can't change this number)
Profit                 75,000   (always pay yourself 1st...and don't change this number)
Costs               248,000
MAX OFFER $127,000   (The operative word here is "MAXIMUM", not "offer"
