Possible Lease option Deal???

Good Evening BP,
I can't stress my gratitude for all of your feedback. I am a newbie trying to get my first deal.
Question: I have a friend who is facing foreclosure, yet does not want to loose her home. I am wondering if I can possibly do a lease option with current owner, oppose to finding a new buyer, this way the the current can lease opt from me. NOTE: I do not have ANY details of the home yet! This situation was just brought to me. I am thinking outside of the box. Again I don't really know if I am using the right terminology, I am just trying to do my first deal while also helping out a family friend. As I obtain info on the home i.e. ARV, how far behind the current home owner is, etc I will provide that info on this post to get as much help and information as possible. If this is not the right way to go, please provide a better method.

There's a problem here. So she can't make the payments now, what makes you think she can make the payments afterward? Herbster
