Hello BP Opened an escrow yesterday for my first deal I got from my driving for dollars. Excited!! Looking at a 12 unit property also. What kind of inspections should I be doing before I make up my decision. This would be my first multiple unit.... Cash flow is decent. Offer is in; what inspections are suggested? Whole building inspection? Or is it anything else too? Thanks for any advice

Deepika Tandon on a more serious note, I would get a full inspection. Check electrical, HVAC, roof, have the main lines scoped.

I would also request documentation like leases and the whole tenant file (I would want to see if they pulled credit and background check on tenants). Contracts for maintenance, lawn care, copies of utility bills paid by owner. Basically everything you can get to verify real cost.
