@Jeff Salbe I am not sure what are your long term goals. It seems like a great idea to get a HELOC on your property ( if it has equity) while its still owner occupied, you will have funds available when you find your next deal.

I have a May 2012 tax lien for a lot in Lee County.

So I need to file a Tax Deed Application. I do understand I would need to payoff all the other years of tax liens on the property. How do I find out, if its worth acquiring the property or let it go.

What marketing strategy works best in a seller's market? I am curious to know as to which route to take.

When you do cash flow analysis do you include mortgage payment in expenses or not?

Please help me to understand it correctly?
