I'm currently looking at a duplex on the market price dropped to $72,900 from $79,900. It's been on the market for almost 2 years and hasn't sold. Here are the numbers. It looks like a solid investment. It will need a roof in a few years.

Purchase Price - $67,000

Total rents - $1225

Taxes - $207.41 a month

Ins - $59 a month

Water - $65 a month

P/I - $270

Maintenance/Repairs - $125 a month

Capex - $125 a month

Vacancy 5% - $61.25

DP - $16,750

Closing costs - $1200

COC Return - 20%

Hasn't sold b/c of Price, Condition, or Location.  Could be a combination of more than one of those.

The numbers look good but definitely get a home inspection so you know what you're dealing with.
