Hey, @Tamara Gonzalez !  Welcome to Bigger Pockets !  There has been being a meetup in Wboro but I'm not sure of their meeting times.  Was the last Thursday of each month.  The group is called SAW Real Estate Investor Meetup and can be found on Facebook.

You'd probably need to talk to a contractor and the City.  Building in Charlottesville consists of a long, laborious process.  It's better than it used to be but they don't make it easy.

As an agent, I think once you've assigned the contract to the LLC with an "addendum to the contract" you should just be signing as the LLC and whomever owns the LLC. The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.

As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.

Agree with @Nathan Gesner.  Run it like a business.  Once someone gets the keys and moves in it is a different ballgame and getting them out is tough once they're in there.  

I recently had a strong applicant have court "unlawful detainer" records show up in their Zillow Background.  Findigs.com also can run an AI based check.

Waynesboro has been hot for a couple years.  Overflow from Albemarle County and Charlottesville but now a lot of businesses are showing up in the area around Waynesboro (Northrupp Grumman, Amazon).

@Seth Martin there are deals to be had with the market slowing down a little in Charlottesville.  Waynesboro and Staunton are still hot as ever because of affordability and lack of rentals available. Sounds like you've got some thinking to do but you have options.

I'm just north of there so I go to one in Wboro ocassionally.  There's also one in Charlottesville.

@Elizabeth R Matthews I've completed a 1031 exchange twice.  The Qualified Intermediary will take a lot of the guess work out of the process and hold you hand the entire way.  The advice above is spot on.  You may not end up completing the exchange but at least having it set up giving you the option is helpful.

@Hunter Pence ... I grew up in Southern West Virginia. Honestly, I'd see if you could get as much professional help on this one as possible. Title Company for sure and maybe an Agent if you don't have boots on the ground. "Them Hillbillies ain't playing 'round !!!" Maybe offer the Agent a flat fee for helping if the Seller isn't willing since it's a FSBO.

@David Propst Welcome to Bigger Pockets !  I'm sure in Charleston, WV there is some kind of investor gathering from time to time.  Or if not, make one.  Check with Bigger Pockets and see if you can find an Investor Centered Real Estate Agent local to you and connect.  That might be a start.  It might be just you and 2-3 people at a coffee shop for a while but you build on that.
