Android Buy and Hold Calculator App

The Bigger Pockets Buy and Hold Calculator is a great tool, it's free, and quickly helps an investor decide if a property is worth buying to hold.

However, it requires internet connectivity. Wouldn't it be useful if Bigger Pockets made the Buy and Hold Calculator into an Android app? Competing financial calculators charge $6.00 for the app. If Bigger Pockets does release the Buy and Hold Calculator, would you buy it? I know I would.

Since buying property right is key to success, would anyone recommend something just as good as the Bigger Pockets Buy and Hold Calculator?
