So we're close to having enough saved to buy our 2nd home, right now with my job I'm bringing in 50k a year my wife bringing in 15k. We're planning on moving out of our SFH and buying another SFH we need 8.5k to take on the new DTI that we'll have with the new loan. The thing is I'm also planning on moving down into a part time job while I'm a realtor, but will I still be able to invest in real estate without making as much money? Someone please help me find the right direction!

We finally took the step and will be closing in less than 60 days, we bought a duplex sub metered except for water and already found a tenant to rent the other side which will in turn pay our mortgage, nice size house, great school location!

We’re working on getting our first property, our plan is to buy a multi family. We’re in Canton Ohio and want to buy near decent school district. How do we go about creating a spreadsheet so we have better knowledge when buying our first property?

I'm getting my first property next year... I have to wait until I have a job for a solid year before I can get a bank to give me a loan but while I have to wait I'm working on credit, I went from a 535 to a 647 from March 2017 to August 1st 2017 I'm hoping to be close to a 700 by beginning of 2018 when I will have my job for a whole year. I was going to do a FHA loan on a duplex me and my family stay in the smaller unit and do the brrrr strategy. I'm in Ohio I am looking to start in Cuyahoga Falls cheaper property with nice rental. Maybe something around $50k 3.5% down so I want to at least have 5k to start for down payment and other fees which I should know. If I get the FHA loan in my know and my wife is on the loan with me will she be allowed to get one in her own name as well? Any expert opinions on how I should start? I know this best way is to just go for it while doing your due diligence

Thanks everyone for your genuine answers and examples. Now I know what to look forward to in my career and how to find the right properties. Not by 1st 2nd or 3rd house I see but through the multiple houses I see and pick from there. Just like the NBA draft

Thanks a lot @Joe Cantanzriti and @James Wise I'm going to do some research of course before I go to either of the schools. I'm buying my first property next year so I'm trying to learn everything about anything. Any more information about anything will be helpful. Thanks again guys.
