I have only invested in Ohio so I cannot compare to Pennsylvania.

@Eliott Elias, no, it is not easy, just as you said. The question was, what holds people back?. With time to do the  homework, secure your funding , and build your team,what else could be holding them back? Having been in those shoes, for me , the answer to her questions was giving up some control.

@David Ramirez i believe you are correct. The hesitation is giving up what you think is control when unfortunate events happen. Truth is, when unfortunate events happen, in most cases it wouldn't matter if you were standing right there. 9 times out of ten , you will have to call someone, plumber roofer, pest control, and such. So you finally tell yourself you can do that from anywhere and so can your property management team if you have one. Pull the trigger and start your journey. Keep in mind that in most cases you can find the boots on the ground team you need.

 I followed prices and area I wanted to invest in for months. Made contact with a realtor there to get on their daily email list. After months, scheduled a short visit there. Realtor took me around exclusively for a few days....by the time I left, I had put in an offer that was accepted before my plane left. Life is but a dream.

What avenues have you tried to find a reliable contractor?  Have you posted it in Real estate pages/groups for leads?  Is it livable? Can you move into it?   Does the association  have leads?  How large is the rehab? Is it possible to make it a long term rental with less renovations? Best of luck.

I suppose it's a matter of how you look at it as far as easier to manager 1 property with four units vs four individual properties. I have been on both sides and I vote for 4 separate properties. With the four plex, when something goes wrong, it can often involve anther unit, even if it's a leak. I do think its easier to have one good team in one city instead of trying to build several teams in different cities. SFH can be faster to sell and rent because of not sharing walls and ceilings. (noise) Best of luck.

I can't see where it would hurt anything and it is cost free. Why not.?

@Jeff Costa I have not experienced that yet... But in all honesty with the energy cost increase I expect to feel it in the next month as the gas rates are expected to be up 30%. I do have regulated locked thermostats so I know there is no- over use

I am in that situation and it can be a pain. I have increased the rents to cover usage but I understand your plight. It is very costly to separate the utilities, especially the gas lines for the furnace.
