Short Sale Duplex Analysis
I am currently evaluating a duplex up for short sale. This consists of two 1/1, one of them with a finished basement. It is in a C+ area. The details as I now know them are as follows.
Price- $60,000
Closing/Rehab- $20,000
Rent- $1625/month
Utilities- $150/month
Insurance- $85/month
Taxes- $325/month
CapEX/Maintenance- $200/month
Vacancy- 8%/$130/month
Debt Service, 30 years at 4.5%- $305
Cash Flow- $430/month
What do you all think of the possibilities here? Anything that I neglected? I did not include management purposely.
