If you had $40k in cash and no credit, where would you start?
Just as the title says, "If you had $40k in cash and no credit, where would you start?". Any input is welcome. Thank you.

I think you should do a cheap BRRR if you can find a deal. Such as, buying a house for $60k, put $20k into it, so now it should be worth about $100k, rent it out for $1,200 a month, do a cash out refi, get back about 75% of your money that way, and profit $400 a month off the rental. This gives you equity in the house, gets your both flipping and landlording experience, and it's a smaller first project so you'll get your feet wet.
