Thank you for the response guys. I have have access to auction homes, and im also marketing that i buy homes for cash. I have a friend that is a HML and willing to help me. I like the idea that Vincent proposed. Hope i can make something happen soon.

I just recently found a house that has been foreclosed on. I spoke to the neighbor and he said it was vacant for a few years. Its not on the market yet? How would i find the buyer and find out at which point in the process the house is in?

 The reason I dont have credit is because I'm currently self employed and cant show 2 years of steady income. I have some one with great credit that is willing to into the deal with me. What deal would be best? A rehab and flip?

Thank you everyone for the welcome and advise. So you wouldn't recommend that i start with getting a mentor/guru to help me? I dont have anyone local that i know that is willing to take me under wing so i was looking into Phil Pustejovsky at Freedom Mentor and Peter Vekselman to help me get started. Any thoughts?

Hi everyone! My name is Victor, im from Chicopee MA. Currently an insurance broker, but have always been interested in getting into real estate just didn't know where to start. Just liquidated some of my assets to be able to invest. I'm really looking for a mentor, preferably someone not to far from me that can show me hands on. Reading and doing my own research has helped but i do believe I need the help from the forum and others for guidance. Looking to network and learn with you guys. Thanks guys!
