Invested in 2 syndications for multifamily in Cincinnati Ohio as a passive investor. (SNS Capital was the General Partner)

What made you interested in investing in this type of deal?

I wanted to invest passively without any active role, with an experienced general partner who can manage the deal from sourcing, to management, to exit.

How did you find this deal and how did you negotiate it?

I have known Jered Sturm at SNS Capial for many years and they have an outstanding reputation. I invested in 2 of their syndications in 2023 and I am a limited partner in the deals.

How did you finance this deal?

I saved money from working as a realtor and invested my own capital as a limited partner.

How did you add value to the deal?

I provided capital as a limited partner, my role is completely passive.

What was the outcome?

We are receiving quarterly distributions as promised and things are going very well.

Lessons learned? Challenges?

I learned that I enjoy investing in value-add multifamily which has a great mix of regular cashflow, but also upside upon the exit. I prefer this more than development deals because those only make money at the exit which is many years down the road. I also learned how tremendous it is to have a great operator (general partner) who is running the deal, so I am able to get regular financial reports as updates, and trust that my capital is safe.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I would recommend Jered Sturm and his team at SNS Capital who were the syndicator and general partner on the deal. This is a great setup for high income earners who want to invest passively.
