Would you recommend this deal for my first investment property?

Multi-family Property 

Desired Offer: $499.5K

FHA Loan at 3.5% down

Cash Flow = $233 per month (running the rent numbers conservatively - could probably get an extra $200 per month)

CoC ROI% = 11.2%

5 Year Annualized Return = 38% 

Does not need renovations. New hot water heater + roofing. Tenant pays utilities. The property is in a low-category flood zone. 

My first investment property - Wondering if it is worth my time.
