I'm trying to choose a neighborhood/county for my first house hack. Likely a duplex where I'll live in one unit. I'll likely hang onto the property for a while. Where can I find long term historical average rates of market appreciation for both property prices and rents (for a given area)? 

I'd like to do my own research to combine with the advice of any professionals I work with.

Is this info available in one location I'm not seeing? Or in a number of places I can pull together? I've been digging around and haven't found what I'm looking for yet.
