@V.G Jason thank you, this is super helpful. I'm a business coach, and marketing strategist and audience research is a big part of my work. So I imagine doing so in the real estate space would come somewhat naturally for me. How did you come to be proficient in identifying which elements to research, and how to compile that data?

@V.G Jason that makes sense. I understand my question might be a bit off, since I'm new and still learning. I saw another comment in one of the posts where an investor was looking at historical data, and it sounded smart, so I figured it was a good way to go, or at least a path to explore. I appreciate you sharing your wisdom!

@Eudith Vacio Thanks for the advice. I'd never heard this. Could you say a little more about what issues people run into if they're known as the landlord? And would your advice be the same if I bought a duplex and decided to live in one side, rent the other?

I'm trying to choose a neighborhood/county for my first house hack. Likely a duplex where I'll live in one unit. I'll likely hang onto the property for a while. Where can I find long term historical average rates of market appreciation for both property prices and rents (for a given area)? 

I'd like to do my own research to combine with the advice of any professionals I work with.

Is this info available in one location I'm not seeing? Or in a number of places I can pull together? I've been digging around and haven't found what I'm looking for yet.

Edit: I was able to find previous posts which addressed my question. (Cannot specify gender in an ad. Going this route may be legal if the landlord lives in the house but probably wouldn't increase safety, especially due to the inability to screen guests.)

Hi, I'm new to real estate investing, I'm learning a ton, and putting together the initial steps of my vision. I'm single, and work remotely for myself and am considering house hacking as a big part of my strategy. 

One big question is, if I choose to rent rooms in a house where I live, is it legal to specify "women only" tenants? Of course I'd still vet them thoroughly but would feel much safer this way.
