Analyze this deal in Columbus

I’m looking at This property in Columbus and would love feedback. I had a real estate agent walk the house and she estimated that there's ~$2k of cosmetic work to be done. It's marketed as a 3 bedroom but realistically it's more like a 2 bedroom since the bonus room is through the masters. The basement is unfinished but there's the opportunity to add an additional 10x12' room there. Should be able to get $1,500 for rent. CoC ROI 5.59% purchase cap 6.35%.

Does this seem like a good property for long term hold?

I ran the numbers on this one for an investor client of mine. He was looking for a buy and hold. However, he is EXTREMELY picky and it did not meet his specific criteria.

Not saying this is a bad deal though. Definitely follow up with your agent and make sure they do their due diligence. Looks like you have a good hold on the quick analysis!
