Post: House hacking taxes?

We are buying our primary residence and it will have a 1 bedroom garage apartment in the back. We will start by renting this out to my father in law. Is this considered a rental property? Is there anything we need to do for taxes? Can any part of the studio apartment be tax deductible?

Looking to buy a condo for my FIL to live in. Would like a 2 bedroom that’s located on or close to a bike trail. Ideally around $1,200-1,500/mo.


anyone have any recommendations on places to look into? We moved from Houston 2 years ago so are not up to date on any changes in the area or upcoming areas that would be good to look into.

That’s amazing congrats on your first duplex 🥳 I’ve actually just started looking in that area because I have some family that lives there. Did you work with a real estate agent or do you have any recommendations for resources that were helpful?

Just a couple things to add. Could you add the age of the property and the location. If it’s older I might add some additional room for cap ex. Also, depending on the location will may need to add snow removal, additional flood insurance, pest control.

 We looked into a small fridge but it wouldn’t get in until Monday so it wouldn’t have lasted until then. 

We rent in a condo building in Boston. Our fridge/freezer stopped working on Friday (6/10). A technician came out Saturday but didn’t have the part to fix it. He is planning to come 6/14 with the part to fix it.

we have a 5 mo old who is exclusively breastfed and had 5 months worth of frozen breast milk. My main concern was saving the milk. The PM had us place it in the shared freezer of the building. 

When dropping my baby off at daycare I noticed the frozen milk had thawed and is no longer good. (Once the milk is thawed it’s only good for 4 hrs and then must be tossed) That means the temperature of the freezer is not cold enough and all of the milk must be thrown away.

now, I have to pick up my son and have him with me all day so I can feed him. It’s interfering with my work plus the loss cost of daycare.

the lease says the landlord must make things livable. I would argue that not being able to store my sons only source of food, and with the current formula shortage we aren’t able to pick up any formula.  Also, I’m not able to store any breast milk so my only option is to have him with me while I work and feed him. 

Do we have any legal rights in this situation? On Saturday the landlord did agree to deduct $250 from our rent but is there anything else we can reasonably ask for? Reimbursement of child care? I’m at a lost.

 Thanks! How did you do arbitrage? Did you notice if things slow down a bunch in the winter? Also have you worked with a property management company in the are?

I live in Boston and found a cabin for sale in Madison, NH that seems like it could be a great STR. It's about a 10 min drive from Conway. I'm worried because it looks like Conway recently tried to shut down all non owner occupied Airbnbs. Is there anyone that invest in this area that can tell me what your experience is like? Do you see STR getting shut down? Do you see booking continue even in the winter months?
