The way I see it, (at least in Columbus) is that the longer you wait, the more you will be kicking yourself for not buying here.

However, it sounds like there are some decisions you will have to make on your own in order to take the calculated risk you are comfortable with. Obtaining a buy-and-hold duplex while you have no living expenses and then moving into one side when you decide to come to Ohio might be an option to consider. That way, you have passive income and a place to live/house hack when you get here.

I want to start by saying that I love the wholesaler community in that they tend to be dedicated and hardworking. Making cold calls and doorknocking is not fun for most people—much respect for the grind. 

Nonetheless, I am curious about most agent's experience in this space. So, do you send your clients wholesale deals? What is your experience working with a non-licensed wholesaler, and how do you negotiate commission? 

Most wholesale deals I have facilitated feel a little unprofessional and seem like someone is constantly repressing information. Maybe it's just the nature of involving an assignment fee or classification of the properties I am working with, but I always prefer a formal agent-to-agent transaction when working in SFR.

I appreciate all input, tips, and information you may have to add to this subject!

As a real estate professional, I prefer to not speak in detail about demographics or varieties of tenants. Pretty much anything that may violate the Fair Housing Act. I will say, make sure you do background checks and proper vetting when placing tenants in any location. You can also reach out to property managers in the area to get an idea of their experience. Hope this helps.

I personally rent to a section 8 tenant in my single-family rental here in Columbus OH and would recommend it. The hardest part of section 8 is the process and communication. If you don't know the process, it can be very frustrating. There are a lot of moving parts renting to a section 8 tenant that you don't have to do when renting to someone off the street. Once you have the process down it's just a matter of communication and screening the tenants properly. The people that work for CMHA are government employees that get paid by hr and could not care less if your tenant works out or not. People have to understand that and work with them. Can't expect them to act like they get a commission on leasing the tenant like a leasing agent. The last part would be screening tenants adequately. Tenants with CMHA vouchers are not going to have the best credit scores, but you need to check court records to see if they have had any evictions or are felons. The benefit of CMHA is you can get good rent in low-income areas from tenants that usually don't ever want to move. It incentivizes landlords to buy properties in C location and keep the properties in good shape and in return they will get good rents from CMHA with long-term tenants if done correctly. 

I couldn't have said it better myself. Thanks for sharing your experience. You make a good point about the appropriate screening of tenants. If this step is overlooked or ignored, there is the possibility of significant issues leaving investors with antipathy towards the program. The incentive for gentrifying the C locations around our city is one of the most attractive thoughts for me. Seeing the slumlords lose the majority in some of these neighborhoods would be satisfying, to say the least!
