Sounds like you are throwing money away.   This agent of your didn't play any part in finding this property for you.  If he brings you a good deal and you buy it, then he earned his commission.

Trying to put the pieces of the puzzle together.  You said planned to make it a mid term rental but ran out of money for the furnishings, but you also have 44k in a heloc and an investor willing to put in 60k.  So, you are not out of money?   Why not use a little of the heloc to funish and make it a mid term rental like you planned?

Simple answer is spend less than you make.   But for investment properties there are plenty of people out there with money and no time, looking for investors with time that need money.  Just need to network in the right circles with a practiced pitch

I've found having access to multiple MLS's isn't time efficient, I have to learn a different program each time. I use prop stream mostly, got the info I need and its the same format for every city.
