Airbnb Rental - Help me analyze this deal

Hello everyone,

I'm a first time buyer and I'm interested in investing in a vacation rental in joshua tree, ca. I'm using the rental calculator to anyalyze a deal. Would love feedback if I'm doing this correctly. It's my first time doing this! I used airdna to get a value for the potential rental income. All and any advice is happily welcomed.
