Hi Jared, 

I currently have a rental in Browns Mills, NJ and I am an agent with KeyVest. There are a few really well maintained single family homes in Browns Mills that would make a great rental for military families. I am a military spouse and very familiar with the long wait times for on base housing at JBMDL. Happy to connect and see what we can do to help you with investing in this area. 

Not northern New Jersey but in a steady rental market … anything with 5 miles of Fort Dix, NJ or Joint Base McGuire Dix Lakehurst. Burlington county is cheaper and has a steady influx of military families looking for rentals. I work for KeyVest. If you find a property and need property management we would love to help you out.

I referee lacrosse and field hockey on the side. I pick my own hours, pay is 1099, and each game is between $40 to $140 depending on the age level. I have met so many other referees in various careers. It has been a fantastic way to tell them what I do for my “day job”. 
I have worked with people all across the country. 
My advice find a job that allows you to pick your schedule so if you need time off to take care of your investing tasks it’s not a huge hassle. Plus to echo what  some one else said you don’t want to be selling your business on someone else’s dime.

If you can find something near McGuire AFB (JBMDL) buy it. There is a housing shortage for all the active duty military stationed there. They wait months for housing on base. It is a steady influx of new people looking for housing. Plus they get a housing allowance. Can’t beat that.

Proximity to Joint Base McGuire Dix Lakehurst. This is a large base with a constant influx of families changing homes.

Purchase price: $485,000

Single family home, 4 Bedroom, 3 full bath, 2300 sq. ft.
Currently renting out near Travis AFB.

What made you interested in investing in this type of deal?

The proximity to the Air Force Base and Gentrec / major hospitals. The young professionals employed by those organizations have the income and stability that make great renters.

How did you find this deal and how did you negotiate it?

I found this home through a local agent and negotiated an offer below the asking price because I saw that the most recent offer fell through. I asked my agent to monitor homes that recently went off the market to see if any of them had a deal fall through so I could immediately make an offer for a closing with in 30 days to the desperate sellers.
