It's funny, I haven't pulled the trigger on anything yet, but since commenting on this post I've been looking into Macon for rentals because the market in Augusta has gotten so tight.

It would almost be easier to draw it on a map.

Laney walker is rough, but it's been made into an opportunity zone and the masters has taken interest into putting some money into that are so it's starting to clean up. There are some new builds going on and it's a little better the closer you get to the hospital. Still rough. Still has a long way to go.

South east Augusta also rough. The peach orchard area has good and bad pockets.

The very broad general answer that you'll read everywhere for every market "it's all about your risk level and how well you screen tenants"
