It's funny, I haven't pulled the trigger on anything yet, but since commenting on this post I've been looking into Macon for rentals because the market in Augusta has gotten so tight.

It would almost be easier to draw it on a map.

Laney walker is rough, but it's been made into an opportunity zone and the masters has taken interest into putting some money into that are so it's starting to clean up. There are some new builds going on and it's a little better the closer you get to the hospital. Still rough. Still has a long way to go.

South east Augusta also rough. The peach orchard area has good and bad pockets.

The very broad general answer that you'll read everywhere for every market "it's all about your risk level and how well you screen tenants"

Augusta or Columbus, but I don't know much about Macon. Also, to be fair, if you're looking at buy and hold rentals there are areas of Augusta I'd avoid to avoid headaches.

@Erinn Bolden keep in mind that FHA loans come with owner occupancy rules. So unless your plan is to move into one of these homes you might need to look into alternative funding options.

@Karl Sperl Something to keep in mind - Savannah has a lot of restrictions when it comes to Airbnb. I don't know all the details, but definitely educate yourself if that's the path you choose to go.

1. You do not need an LLC to start out. Unless you plan to start out using hard money and even then Maybe.

2. Like it has been said the 1% rule is a rule of thumb, and it's situational. It can be a good sign, but there is more info that needs to be considered when looking at a rental.

3. If you are looking to buy your first home to live in or house hack even, you don't need a whole team just yet. Especially if you're looking at move in ready homes. However, I'm local, and I have a list of contactors that I have compiled if you want to message me.

4. If you are just buying your first house for yourself, you could probably handle the taxes. Anything above that and I'd pay the accountant.

Hi Michele, I live in the Fort Gordon area. I believe can use your VA loan to put 0% down here, refi before you leave, and then use your VA loan again when you go to DC. Typically you have to owner occupy for a year with a VA loan, but I've known people to use their orders to get out of that one year requirement. You might have other reasons to want to use the conventional loan, but it's something to think about.
Although I am sure its not impossible, Evans is going to be a harder area to find a property in that will cash flow. I know that the town homes in Grovetown are bought up and used as rentals pretty often so that may be something to look into.

Lending Home is a bigger one. Not sure if they lend to Mississippi specifically, but worth looking into. I believe their minimums are 25k. Haven't borrowed with them myself yet, but their customer service has been great.

@Idan Narotzki I use to be a 25 year old single female with a job and two dogs and I use to rent the same kind of place.

Two main reasons for this:

1. It had a yard. I liked having a yard for my dogs. Yards are convenient for dog owners.

2. They allowed 2 dogs. A lot of the rentals in my former market didn't allow pets or allowed one dog the size of a cat. That kind of forced me to find a place bigger than what I personally needed.

I rented there for three years.

Just food for thought.
