I didn't come across any decent open source (or free) options. As far as being customizable goes, Podio is about as customizable gets. It's pretty cheap, too. It didn't work well for me but others are having success with it

@Jim Stout Have you tried any CRMs to date? Several factors to consider are how many people would be accessing it, how many clients/properties would you be managing with it, are you looking for something you can customize or are you adapt your processes to an off-the-shelf application? I tend to prefer general solutions over niche solutions. Monday.com, Airtable, Copper, Podio, Salesforce Essentials are all great depending on what you want to do.

If you want an easy CRM just to manage contacts and sync emails and set tasks, log meetings, etc. Hubspot CRM is free and easy to set up and use just to keep investors in. Podio is best used when you have an off-market mailing business going that can be automated into the program. Podio has many features for investors, but until you have an excess of leads and property options, it's probably not necessary.
