TOP LEADPIPES FOR FLIPS & WHOLESALE
Happy Friday fellow investors, I am recently purchased a Real Estate Investor /site/software/CRM tool that allows me select two (2) for now (given that I only want to pay less that $50/month) types of Lead Generation Pipe lines (Leadpipes). my choices are:
Absentee Owners, bankruptcies, Cash buyers, Free & Clear, Private lenders, Tax liens, low and high equity.
I know you could make the point that it depends on what type of investing strategies i want to practice. I am looking to flip primarily to build cash or/and potentially do wholesale if the opportunity presents itself. I have to select 2 to start, so please tell me which ones you would recommend, and down the road I will upgrade to 5 depending on results. So what would be your top 5 in a type of priority order?

Although I'm not qualified to answer the bankruptcy question I'll give it a shot. From what I understand if you're attempting to buy a property and the owner files chapter 13 the bankruptcy court needs to approve the offer. If the owner files chapter 7 it's not up to them, it's up to the trustee appointed to the bankruptcy.
I don't know if that's 100% accurate but either way it seems messy. I would think you'd have an easier time dealing with potential sellers exclusively. Or maybe bankruptcies could be a great niche if you're willing to learn more about the courts and how they work.
